July 2018 Sarasota County Real Estate Market Update

July 2018 was a Neutral market! The number of for sale listings was down 1.5% from one year earlier and down 5.2% from the previous month. The number of sold listings increased 4.6% year over year and decreased 13.5% month over month. The number of under contract listings was down 1.9% compared to previous month and up 8.5% compared to previous year. The Months of Inventory based on Closed Sales is 3.9, down 4.8% from the previous year. 

The Average Sold Price per Square Footage was down 7.9% compared to previous month and down 3.4% compared to last year. The Median Sold Price increased by 2% from last month. The Average Sold Price also decreased by 9.7% from last month. Based on the 6 month trend, the Average Sold Price trend is "Depreciating" and the Median Sold Price trend is "Neutral". 

The Average Days on Market showed a neutral trend, a decrease of 1.2% compared to previous year. The ratio of Sold Price vs. Original List Price is 92%, an increase of 1.1% compared to previous year.

June 2018 Sarasota County Real Estate Market Update

June 2018 was a Neutral market! The number of for sale listings was down 0.2% from one year earlier and down 3.8% from the previous month. The number of sold listings increased 3% year over year and decreased 8.2% month over month. The number of under contract listings was up 1.4% compared to previous month and up 9.9% compared to previous year. The Months of Inventory based on Closed Sales is 3.6, down 2.7% from the previous year. 

The Average Sold Price per Square Footage was up 4.4% compared to previous month and up 6.5% compared to last year. The Median Sold Price decreased by 1.5% from last month. The Average Sold Price also increased by 5.8% from last month. Based on the 6 month trend, the Average Sold Price trend is "Neutral" and the Median Sold Price trend is "Neutral". 

The Average Days on Market showed a neutral trend, a decrease of 1.2% compared to previous year. The ratio of Sold Price vs. Original List Price is 91%, a decrease of 1.1% compared to previous year.

May 2018 is a Neutral market! The number of for sale listings was down 2.4% from one year earlier and down 6.2% from the previous month. The number of sold listings increased 2.4% year over year and decreased 3.1% month over month. The number of under contract listings was down 10.1% compared to previous month and up 12% compared to previous year. The Months of Inventory based on Closed Sales is 3.4, down 5.6% from the previous year. 

The Average Sold Price per Square Footage was down 6.8% compared to previous month and up 7.3% compared to last year. The Median Sold Price decreased by 2.3% from last month. The Average Sold Price also decreased by 5.7% from last month. Based on the 6 month trend, the Average Sold Price trend is "Depreciating" and the Median Sold Price trend is "Neutral". 

The Average Days on Market showed a neutral trend, an increase of 6.7% compared to previous year. The ratio of Sold Price vs. Original List Price is 92%, an increase of 1.1% compared to previous year.
