July 2019 Sarasota County Real Estate Market Update

July 2019 was a Neutral market for Sarasota County! The number of for sale listings was the same as one year earlier and down 7.7% from the previous month. The number of sold listings increased 6.8% year over year and decreased 7.9% month over month. The number of under contract listings was up 0.7% compared to previous month and up 14.2% compared to previous year. The Months of Inventory based on Closed Sales is 3.6, down 7.8% from the previous year.

The Average Sold Price per Square Footage was down 1.5% compared to previous month and up 2% compared to last year. The Median Sold Price was the same as last month. The Average Sold Price also decreased by 1.1% from last month. Based on the 6 month trend, the Average Sold Price trend is "Depreciating" and the Median Sold Price trend is "Neutral".

The number of sold listings increased 0.2% year over year and decreased 16.2% month over month. The number of under contract listings was down 3.8% compared to previous month and up 11.7% compared to previous year. The Months of Inventory based on Closed Sales is 3.6, the same as the previous year.

The Average Sold Price per Square Footage was down 8.5% compared to previous month and down 4.7% compared to last year. The Median Sold Price decreased by 6.4% from last month.
