August 2019 Manatee County Real Estate Market Update 

August 2019 was a Neutral market for Manatee County! The number of for sale listings was down 8.4% from one year earlier and down 5% from the previous month. The number of sold listings decreased 3.9% year over year and decreased 2.4% month over month. The number of under contract listings was up 0.2% compared to previous month and up 12.3% compared to previous year. The Months of Inventory based on Closed Sales is 3, down 6.3% from the previous year.

The Average Sold Price per Square Footage was up 6.3% compared to previous month and up 4.5% compared to last year. The Median Sold Price increased by 2.5% from last month. The Average Sold Price also increased by 10.3% from last month. Based on the 6 month trend, the Average Sold Price trend is "Appreciating" and the Median Sold Price trend is "Appreciating".

The number of under contract listings was up 6.6% compared to previous month and up 9.5% compared to previous year.
