October 2018 Manatee County Real Estate Market Update

October 2018 was a Neutral market for Manatee County! The number of for sale listings was up 1.1% from one year earlier and up 5% from the previous month. The number of sold listings increased 16.3% year over year and increased 3.5% month over month. The number of under contract listings was up 24.5% compared to previous month and up 9.7% compared to previous year. The Months of Inventory based on Closed Sales is 4.1, down 12.7% from the previous year. 

The Average Sold Price per Square Footage was up 4.3% compared to previous month and down 2.3% compared to last year. The Median Sold Price decreased by 0.8% from last month. The Average Sold Price also increased by 4.3% from last month. Based on the 6 month trend, the Average Sold Price trend is "Neutral" and the Median Sold Price trend is "Depreciating". 

The Average Days on Market showed a neutral trend, a decrease of 1.3% compared to previous year. The ratio of Sold Price vs. Original List Price is 93%, was the same compared to previous year.

September 2018 Manatee County Real Estate Market Update

September 2018 was a Neutral market for Manatee County! The number of for sale listings was down 1.5% from one year earlier and down 3.2% from the previous month. The number of sold listings increased 13.3% year over year and decreased 26.6% month over month. The number of under contract listings was down 23.1% compared to previous month and up 46.4% compared to previous year. The Months of Inventory based on Closed Sales is 3.7, down 14% from the previous year. 

The Average Sold Price per Square Footage was down 4.3% compared to previous month and down 8.7% compared to last year. The Median Sold Price decreased by 1.6% from last month. The Average Sold Price also decreased by 4.5% from last month. Based on the 6 month trend, the Average Sold Price trend is "Depreciating" and the Median Sold Price trend is "Depreciating". 

The Average Days on Market showed a neutral trend, an increase of 7.1% compared to previous year. The ratio of Sold Price vs. Original List Price is 94%, a decrease of 1.1% compared to previous year.

August 2018 was a Neutral market for Manatee County! The number of for sale listings was down 2.2% from one year earlier and down 1.7% from the previous month. The number of sold listings increased 5.9% year over year and increased 2% month over month. The number of under contract listings was up 2.1% compared to previous month and up 13.6% compared to previous year. The Months of Inventory based on Closed Sales is 3.2, down 8.6% from the previous year. 

The Average Sold Price per Square Footage was up 0.6% compared to previous month and up 3.5% compared to last year. The Median Sold Price decreased by 4.3% from last month. The Average Sold Price also decreased by 2.1% from last month. Based on the 6 month trend, the Average Sold Price trend is "Neutral" and the Median Sold Price trend is "Neutral".

July 2018 was a Neutral market! The number of for sale listings was down 2.2% from one year earlier and down 4.4% from the previous month. The number of sold listings increased 15.1% year over year and decreased 9.3% month over month. The number of under contract listings was down 0.6% compared to previous month and up 12.7% compared to previous year. The Months of Inventory based on Closed Sales is 3.4, down 15.1% from the previous year. 

The Average Sold Price per Square Footage was up 3.5% compared to previous month and up 2.9% compared to last year. The Median Sold Price increased by 4.2% from last month. The Average Sold Price also increased by 6.3% from last month. Based on the 6 month trend, the Average Sold Price trend is "Neutral" and the Median Sold Price trend is "Appreciating". 

The Average Days on Market showed a neutral trend, a decrease of 12.2% compared to previous year. The ratio of Sold Price vs. Original List Price is 93%, was the same compared to previous year.

The number of sold listings increased 7.2% year over year and decreased 1.6% month over month. The number of under contract listings was down 1% compared to previous month and up 20.6% compared to previous year. The Months of Inventory based on Closed Sales is 3.2, down 5.8% from the previous year. 

The Average Sold Price per Square Footage was down 7% compared to previous month and up 1.2% compared to last year. The Median Sold Price decreased by 1.9% from last month. The Average Sold Price also decreased by 7.6% from last month. Based on the 6 month trend, the Average Sold Price trend is "Neutral" and the Median Sold Price trend is "Neutral".

May 2018 is a Neutral market! The number of for sale listings was up 1.1% from one year earlier and down 3.4% from the previous month. The number of sold listings increased 3.9% year over year and increased 2.3% month over month. The number of under contract listings was up 3.3% compared to previous month and up 26.3% compared to previous year. The Months of Inventory based on Closed Sales is 3.4, down 2.9% from the previous year. 

The Average Sold Price per Square Footage was down 1.6% compared to previous month and up 2.2% compared to last year. The Median Sold Price was the same as last month. The number of under contract listings was up 2.5% compared to previous month and up 19.1% compared to previous year.
