We are often asked by our buyers to show them the best Sarasota neighborhoods to live in with homes under $300,000. As of March 2015 the average home price in Sarasota county is $303,270. Affordable, inexpensive or cheap is a relative term. Many might consider homes under $100,000 as affordable while it is different for others. Below we will list what we consider to be the better neighborhoods where you can still buy a home for under $300,000. However, we did not list every neighborhood. This quiet golf course community is located Just two miles east off the Interstate 75 off Bee Ridge Road. Bent Tree was developed in the 1970's so most of the homes were built in that decade as well as the early 1980's. This is a lovely community for those looking for lush, mature landscaping and homeowners who have a pride of ownership.
If you prefer homes that are a little bit newer than the 1970's and perhaps you want to be west of I-75 then take a look at Colonial Oaks off Cattleman Road and just south of Bahia Vista. This is a deed restricted community with mature oak tree, plenty of sidewalks for a leisure stroll in the evening, great neighbors and easy access to downtown Sarasota as well as I-75. Colonial Oaks even offers a community park within the neighborhood with a clubhouse, playground, gym, barbeque grills, picnic tables, basketball and tennis courts. Country Club of Sarasota
This is a great neighborhood. It is getting more challenging to find a home in Country Club of Sarasota for under $300,000. It can be done (I sold a few of them) but you may have to be patient. The beauty of these homes is that every house in the neighborhood backs up to the golf course offering residents magnificent open views. Country Club of Sarasota is a gated community on Palmer Ranch and only a few minutes to the world famous Siesta Key beach. Again, it is hard to describe this community as cheap or affordable but you might be able to find a diamond in the rough here. If you do, consider jumping on it as they are rare.
This used to be a golf course community until the course was purchased by Westwater construction in the mid 2000's. They had plans to build condo and refurbish the golf course. This is a very convenient golf course to residents of downtown Sarasota. Too bad it cannot be turned into something magnificent. The homes around Forest Lakes are lovely with most of them constructed in the 1960's. Yet, a few of them were built in the 1950's as well as the 1970's. Forest Lakes is conveniently located just south of Bahia Vista Street and West of Beneva Road. Homes here are only about 10-15 minutes to downtown Sarasota and area beaches. Here you can find homes for sale under $300,000.
South Gate is one of the neighborhoods I always mention to buyers if they are looking for an affordable home, in a safe area, convenient to downtown Sarasota and the beaches of Siesta Key, Lido Key and Longboat Key. There are a variety of homes in South Gate from the small dump that needs to be torn down all the way to an updated mid century modern home with lush landscaping and a sizable lot. There are a variety of homes of affordable homes here and definitely worth exploring if you want a nice home under $300,000.
I own a house in Gulf Gate so I must love it. This community is clean, safe, convenient and well maintained. Gulf Gate is only a short drive or bike ride over to Crescent and Siesta Key beaches. The Sarasota Square Mall and AMC 12 movie theaters are only minutes away down Beneva Road. This is comparable to South Gate yet not as close to downtown Sarasota. One drawback to Gulf Gate is that most of the homes are only two bedrooms. They were also built in the 1950's and 60's so don't expect anything newer with higher ceilings.
Located off Cattleman and Proctor Road is the 256 home community of Grove Point. There is a large lake in the center of the neighborhood offering some great fishing and a pleasant view for those that live on the lake. If you are looking for a nice neighborhood with homes built in the 1990's or 2000's then explore Grove Point. Most of the homes are worth over $300,000 but if you are patient a more affordable one can be found.
Phillippi Gardens is a unique waterfront neighborhood in Sarasota. The neighborhood offers a series of canals on the the Phillippi Creek where you can get a boat out to the Sarasota Bay and Gulf of Mexico. You will not find a canal front home under $300,000 but you could find a more affordable home across the street from the water front homes. This community started in the 1960's so many of the homes are older but still maintained well. Some of the older homes have been torn down to make way for newer ones.
This is a cute neighborhood located at the corner of Bahia Vista Street and McIntosh Road. Homes in Tamaron were built in the 1970s and are very consistent. You won't find a mansion next to a tear down. The neighborhood is pretty even without much diversity in terms of house values. There are plenty of homes for sale under $300,000 making it a very affordable neighborhood. One of the best things about Tamaron is that it is so close to the tasty food of Yoders Restaurant.
Trees galore! If you love lush landscaping and towering trees then explore the homes of Woodland Park. You will love it. This is a convenient neighborhood just off McIntosh Road and in between Fruitville Road and Bahia Vista Street. Woodland Park makes for a great family neighborhood. This is a nice one to include on your list if you are looking for a more affordable home in Sarasota, Florida.
