A New Nearly 1,000-Home Residential Development Is Headed to Parrish

Sunchase is new, 427-acre, 55-plus community with amenities including pickleball courts, dog parks and a community garden. Groundbreaking is expected within the next two months.

Parrish made our list of “10 Neighborhoods Where Everything Is Changing last year, and it’s still on a roll, with nearly 1,000 new homesites on the way.  

Built by Del Webb, which is under the umbrella of the national homebuilder PulteGroup, Sunchase will be a gated, 55-plus community sprawling over what was previously 427 acres of Crosswind Ranch agricultural land. It’s north of Wauchula Road (State Road 62) near Keen Road in Parrish, in north Manatee County. The assemblage of land was purchased last year for $19,026,000.

Amenities at Sunchase will include a bar and grill, clubhouse, lap and resistance pools, poolside fire pit, a fitness center, pickleball and bocce courts, cabanas, an arts and crafts room, a dog park, walking trails and a community garden. But “the magic is in the natural spaces,” says Sean Strickler, West Florida division president of PulteGroup. Several areas will remain untouched and man-made lakes will offer water views.

Sunchaser will also have a community garden, which offers residents an irrigated personal plot for a nominal annual fee where they can grow their own selection of produce and plants, since homesite yards don’t allow it.

The 40-, 50- and 64-foot wide homesites will range from two to four bedrooms each, with two-car to three-car garages and mostly single-story layouts with large entertaining areas and kitchens. Groundbreaking is expected within the next 60 days.

Although it’s still early in the project process, Strickler says pricing will range from the upper $300,000s up to the $700,000s for larger homesites. Homes are slated to enter the market in early 2025.

Other Parrish and Manatee County communities for the builder include Oakfield Lakes, which is expected to bring in 4,000 single-family homes and 600 multi-family units; BayView, composed of 950 homes; Magnolia Ranch, with 72 homes; Catalina, with 1,300 single-family homes and attached villas; and Sapphire Point, with 451 homes.

“Parrish is desirable because of its proximity to Lakewood Ranch, Sarasota, Tampa and St. Pete just across the Skyway. It’s also more affordable relative to Lakewood Ranch and Sarasota,” Strickler says. He adds that interest is coming from both nearby and out of state.

“There’s tremendous demand from buyers from Tampa and Sarasota, and although we’ve seen migration [into Florida] chill out compared to recent years, it’s still elevated and I think it’ll stay that way,” he says. “The west coast has been discovered, and we’re still relatively affordable for people moving from New York and California, where median price points are so much higher.”
