Congratulations to our client Ken, who just purchased 10150 Glenmore Avenue!
I would like to take a moment and just give a little detail of how this purchase unfolded. Ken & I started our search about 3 months ago. Originally he was interested in condos in the Downtown area and Palmer Ranch. After a little discussion, I suggested we add Lakewood Ranch to the list since he would be commuting to Tampa. We set off one sunny day and viewed around 11 properties from Lakewood Ranch to Downtown.
There was one in particular in Watercrest that he loved, but wanted to think about it for a bit, rightfully so. He flew back to New York and we continued to discuss property on a very consistent basis. He stumbled upon The Isles in Palmer Ranch. If you haven't checked out that area, please do so! It's phenominal! The only downside to the Palmer Ranch area was the possible commute to Tampa, but that he was willing to live with. This area would allow him to be close to the Legacy Trail which he loved because he bikes, walks, jogs, etc. He would also be close to a few friends who were equally thrilled about him not only moving down, but being so close. Thanks to modern technology, Ken and I were able to use facetime so he could see the listing I was walking into. I hadn't even made it up the drive and I was in love with it! I walked in, and like a kid in a candy store my eyes and excitement went full force. The dark hard wood flooring, the gorgeous granite counter tops, the cabinets, the appliances, I loved it all! The owner was there, and within minutes I felt like I had a new friend.
Fast forward to me leaving and dialing Ken. After seeing a few photos, the facetime and listening to me ramble on about how, "Out of all the properties we have seen-I think this is the one for you", he decided he was ready to make an offer.
Fast Foward to making an offer. The home went under contract before we could even gather our thoughts. There. That's it. In less than a day. UGH.
If you can imgaine someone, on behalf of their client throwing a full blown tantrum-well, I was doing it. Reason being, Ken and I really worked well together and I knew what he liked. After viewing a handful of homes and phone calls, emails, etc. you better know your client well! If not then you just aren't listening. So that is why I was throwing a fit. This home was it and in less than 24 hours it was no longer an option.
Ok, back to the drawing board.
I'm a very firm believer in the right place at the right time and everything for a reason. I think I already said that? Anyway, I assured Ken we would find the right one. He agreed. So he continued searching and that is when he found Glenmore. During a phone call one night, he gave me a list of 5 homes all in the Lakewood Ranch area that he was interested in. With him still being in New York, not coming down for a few weeks but not wanting to lose another opportunity we decided I would go peek at the homes.
I know this is rather lengthy, I have cut out a few details because I really am trying to not write a novel, it's almost impossible.
Glenmore was his favorite of the five homes. Something happened during scheduling the showings (of course it did) and when I arrived to see the home I was not able to get in. UGH! This was his favorite and I wanted him to see it, on my iPhone, via facetime.
Fast forward to me seeing the home (I'm trying to be quick, honest). I see it. We facetime. I send pictures. He loves it. He submits an offer. Offer accepted. Inspection period-check. Ball rolling.
Ken made it down a few weeks ago to actually see the house in person for the first time. It was at that moment that all of our combined efforts and hard work paid off. He went from room to room in complete excitment. Being a witness to that kind of happiness is just one reason why I love what I do so much.
So here we are now. Everything about this transaction has left me scratching my head, in a good way. The listing agent we worked with was just amazing! The sellers, aside from being wonderful have become friends with Ken. Once Ken gets settled, he suggested they come over for drinks.

It is rather simple. Most of what you hear from a Realtor about how they will market your home is just FLUFF. It sounds good and it works! Experience - This transaction was relatively easy without too many challenges. Experience is useful when a transaction turns tough.
Easy access - Buyers usually need to see the house in order to buy it.
Price - The right asking price is crucial. You can have good photographs, put it on MLS, hire a good agent, provide easy access, do tons of marketing and the house still not sell because the asking price is wrong. In this instance you are probably helping sell your competition.

We put this West of Trail 12,000 square foot lot under contract last week before entering it into the MLS. Fortunately, with my website I have built up a large database of potential buyers over the last 10 years. I sent this home/lot at 1819 Wisteria Street to everyone in my database and received an offer later in the day. This charming spanish style home will most likely be torn down by the new owners to make way for a new one. The great thing about selling the home so quickly was that we didn't need to burden the sellers with constant showings. It worked out very well for them.
