Short Sale Lesson
The home above was a short sale. My clients put the home under contract back in January of 2012. Yes, that was around 7 months ago. The bank countered our original contract price. My clients made a small counter offer to the bank's counter (follow all of that?). It took the bank roughly 3 months for them to get back to us on our counter offer approval. I asked my clients if it was worth the 3 month wait and they said "NO!"
Be careful making a small counter offer to the bank on a short sale. If time is of the essence it might not be worth it.

Clients of mine just purchased a great unit in the Beachplace condo complex on Longboat Key. This unit is a 2 bedroom, 2 bathroom, 1,503 square foot condo directly on the beach looking west over the tranquil blue waters of the Gulf of Mexico. This was a Longboat Key short sale.
It was originally listed in September of 2010 for $941,500. In November of 2010 the price was dropped to $725,000. In December of 2010 the unit went under contract. In April of 2011 the condo came back on the market and was priced at $652,500. A couple of days later the condo went under contract again. Last month, in November, the short sale was finally approved however they buyer had walked from the transaction. The bank approved the sale at $650,000. My buyers came in and purchased the condo.

This condo closed last week for $335,000 (public record) which was $10,000 more than our asking price. We received two offers immediately after putting it on the market. The winning offer was obviously more than asking price, cash and a quick closing.
This transaction shows the efficiency of the Sarasota real estate market. When a nice property is put on the market with a realistic price tag it gets plenty of attention.
This was the property I was referring to when I was quoted in the Saturday's Sarasota Herald Tribune titled - Waterfront Property Heats Up by Cynthia Anderson.
The property was a one-bedroom, one-bath unit at First Lido Condominiums off Ben Franklin Drive on the south end of the key. The water view was "gorgeous, " according to Marc Rasmussen of DWELL Real Estate, and the unit say just 50 years from the beach.
The asking price was $325,000, according to Rasmussen, who recently listed the property on a Tuesday and had it under contract by Thursday.
Local Realtors agree: For buyers who've always wanted a place on or near the water, now is the time to buy. While inventories are dwindling and sales are up, the prices of waterfront homes remain significantly lower than they were six years ago.
