What are the Hottest Florida Real Estate Markets?

Below we break down May 2018 market data for single family homes in Florida and list the top 10 counties for each statistical category. Next to each list we have a map of Florida outlining each county along with a color key showcasing the value differences. The color key identifies the highest and lowest values recorded from this past May for each county; red and orange indication higher values and dark and light blue indicating lower values. This data was compiled by the Florida Association of Realtors. We went a little farther and added the population of each county. It isn't fair to compare the number of sales of a large county like Pinellas to a smaller one like Sarasota.

The smaller, luxury beach counties tend to have a higher average and median home price because of their population. Some of the most expensive homes in Florida are found in Palm Beach and Miami-Dade counties but the home price averages/medians are lower due to their population size.

It is interesting to see the average and median home prices across the state of Florida. We do hear from time to time that Sarasota/Bradenton is too expensive. On an average/median price basis we are a bargain compared to Collier (Naples), Monroe, Walton, Miami-Dade and Palm Beach counties. The story might change a bit when you get a little more granular (beach condos, downtown condos, waterfront homes etc).
