But with so many wonderful places on this exclusive barrier island, how do you choose?  There are a few communities we think are a little more special than the rest. We asked a few of our agents who know Longboat Key well to select a community and share with our readers why it's their personal favorite. Grand Bay Condos

I knew my customer was delighted with her Grand Bay condo purchase when she exclaimed, while gazing off her balcony, “the view is breathtaking….more spectacular than I even imagined”!! There are so many reasons Grand Bay is a favorite Longboat Key condo community, but the views, environment, and amenities are at the top of my list. Set along Sarasota Bay, the six buildings of Grand Bay were built from 1994 to 1999 with condos that provide stunning panoramic views of sunrises over the bay, the Sarasota city skyline, the 27 hole Harborside Golf Course, and sunsets over the Key and Gulf from their expansive balconies. Grand Bay is accessed through the security gate of the mid-Key Bay Isles community and the 24 hr manned security gate at the Grand Bay entrance. Each building entrance is secure, at the front entrance as well as from the under-building parking. Residents have a secure, keyed elevator to reach their private foyer entrance. These pet friendly, luxury condos range in price from the low $500,000s to over $1,500,000. Residents enjoy on-site management, a clubhouse for social events, fitness center, 2 heated pools, 2 Har-Tru tennis courts as well as a private, gated beach club on the sugar white sands of Longboat Key beach with private pavilions, private showers and restrooms, grills, and volleyball courts . For golfers and boating enthusiasts, The Longboat Key Club and Resort offers the Harborside golf course on site and the adjacent “Moorings” full-service marina with 291 boat slips and a waterfront restaurant. Grocery and convenience shopping is just outside the Bay Isles gates and St. Armands Circle shops and restaurants are a few miles south which makes Grand Bay one of the best resort living locations on Longboat Key!

Seaplace Condos

Seaplace is one of my favorite Longboat Key communities because of its expansive and stunning beachfront views and access. All properties are steps away from the turquoise blue waters of the Gulf of Mexico. I personally like the fact you can find a wide variety of floor plans and styles within this community. You also have options between properties with full, partial, or no gulf views depending on your price range. Another desirable factor is that most of the properties have or can accommodate a washer and dryer (which isn’t always the case with Longboat Key condos). This community is conveniently located just over a mile away from Publix, which is the only grocery store on Longboat Key. The amenities certainly added to Seaplace becoming one of my favorite communities. It has two heated pools, a heated spa, an updated clubhouse, tennis courts, library, game room, walking trails, barbeque stations, and is gated for additional security and privacy. Surprisingly, even with all of these added benefits, Seaplace has one of the most reasonable HOA fees when compared to other surrounding communities. If you are considering a beachfront community on Longboat Key then put Seaplace on your shortlist. Prices range from the mid $300,000s to over $1m.

Longboat Harbour Condos

Longboat Harbour is one of the best values on Longboat Key. It is a great investment for a rental property or for personal use. The amenities include 4 heated pools, tennis court, boat docking with water and electric, woodworking shop, fitness center along with bike and kayak storage. The community room has a full kitchen and can be used for private parties. A full time on site manager and a gated community along with an extra storage locker with every unit. But... the best feature is a private beach with gated parking along with a pavilion that houses restrooms, hot showers and storage for beach chairs and umbrellas.

Sands Point

This is one of the most unique and perfectly located complexes on all of Longboat Key. Situated at the southern tip, it is nestled between New Pass and the Inn on The Beach Resort at Longboat Key Club. The design is timeless, never dated with age and is home to only 76 fortunate households. The views of the gulf will amaze you and the pool and spa are just feet from the sands of the gulf. Manatees frolic right next to the shore and fishing from the beach is always an adventure. Next door are all the amenities of the Longboat Key Club and if you become a member you are able to utilize their bars, restaurants and beach toys. This is a private and peaceful gated enclave, and there is another feature that makes it one of a kind. The adjacent lagoon provides protected waters for boats allowing docks and lifts to be available to owners at Sands Point. This complex satisfies the boater, beach lover, fisherman and adventurer in all of us! What a luxury to be able to walk out your front door and be on the beach or at your boat dock in a couple of minutes.

Fairway Bay

Located on the bayside of Longboat Key and behind the gates of Bay Isles, this complex offers condos and townhomes on one of the most beautifully landscaped areas of the entire key. Rich in amenities and with a diverse selection of floor plans, you can choose the residence that works best for you. Many of the condos have full views of the bay and a number of the Townhomes offer garages large enough to accommodate four cars and/or a boat dock right outside your back door. Pavered driveways and common areas, two pools with barbecue grills along with a fitness center are features you will appreciate. There is also access to a private beach on the west side of Gulf of Mexico Drive for you to enjoy. You cannot find a better location… The LBKC Marina, Tennis Center and Harbourside Golf Course, Publix, the Post office and many other retail and service businesses are just minutes away. If you are thinking of making a purchase on Longboat Key, be sure to put Fairway Bay/Atrium on your “must see” list.
