The Sarasota Association of Realtors released March 2014 monthly statistics.

Property Sales Top 1,000 in Sarasota county

Property sales in Sarasota County for March 2014 topped 1,000 for the first time since May 2013, repeating a spring sales surge witnessed in the past few years. In addition, distressed sales remained far below the levels experienced four years ago (see P. 14 article), indications of a strong market returning to historic norms.

Median sale prices for single family homes and condos also continued to reflect a stable market, with no signs of wild price swings. Single family prices have been remarkably even for the past 12 months, while condo prices have also stabilized.

March 2014 closed sales were at 1,050, up 33 percent from February's figure of 787, but down slightly…

West of Trail Lot

We put this West of Trail 12,000 square foot lot under contract last week before entering it into the MLS. Fortunately, with my website I have built up a large database of potential buyers over the last 10 years. I sent this home/lot at 1819 Wisteria Street to everyone in my database and received an offer later in the day. This charming spanish style home will most likely be torn down by the new owners to make way for a new one. The great thing about selling the home so quickly was that we didn't need to burden the sellers with constant showings. It worked out very well for them.

Please give us a call at 941.822.0708 if you are thinking of selling your home. We might just have a buyer waiting for a home like yours and could possibly save you a…

mortgage_origination_926

The mortgage pain is ongoing at the country’s No. 1 and 2 home-loan lenders, with financial results released Friday. Wells Fargo, which has the largest chunk of the refinance and purchase loan market, originated $36 billion of residential mortgages in the first quarter, down a whopping 67% from the year-earlier period.

Meanwhile, J.P.Morgan Chase’s first quarter originations hit $17 billion, down 68% from the year-earlier period.

This is all do to the small interest rate jump last year and higher home prices. What do you think might happen if interest rates start to rise 2%-3%? Housing is a huge part of our economy. It drive jobs from construction to furniture sales, appliances, to carpet and 100 other little things.

Fortunately, DWELL…

redhawkreservesarasota_350East of 75 off of Clark Road, sits Red Hawk Reserve, a luxurious residential community. With 75 lots & homes sold, Phase 1 has completely sold out! Phase 2 I am guessing will follow suit. Let me fill you in on this amazing community and you will then see why Phase 1 sold out so quickly. I think its sometimes easily assumed that anything East of I75 is extremely rural. Depending on how far East you go, that could be a true statement. Red Hawk Reserve however, is still in the vicinity of shopping, medical offices and more. In addition to being close to above, you also get a feeling of privacy and seclusion. Not one of the homes have a neighbor directly behind them because they either sit on one of the eight lakes or backs up to a preserve - I love this. You…

I thought you might find this article from the Sarasota Herald Tribune - Hot Market Becoming Not So Hot?

The number of buyers who signed contracts to acquire homes in Southwest Florida flattened out in February from the previous month, a signal that real estate sales may slow in the months ahead.

Real estate agents reported 1,532 new pending sales in Sarasota, Manatee and Charlotte counties during February. That was up a scant 0.3 percent from January, but perhaps more significantly, down nearly 3 percent from a year earlier.

That tracked the national trend, however. The number of Americans who signed to buy new homes fell in February for the eighth straight month.

Pending sales are considered a reliable measuring stick for…

I'm guessing by now, I have earned the title "Broken Record" because I talk about how much I LOVE Sarasota, but honestly, I cannot help it. This place never ceases to amaze me!

photo_448_01My son Keegan and I went to the farmers market this weekend and had a great time.  Let me start off by saying how amazing the weather was. It was literally an "Oh My Gosh, I love today. Thank you" kind of moment. We bounced around to almost every vendor, as we always do. Our first stop was at My Mothers Garden, the name alone should spark your curiosity. Brown's Grove is another favorite, and usually where I end my produce shopping spree. My son has a habit, like most children of wanting something every time we go somewhere. And like most parents, I give him the "You do not…
