West of Trail Lot 

We put this West of Trail 12,000 square foot lot under contract last week before entering it into the MLS. Fortunately, with my website I have built up a large database of potential buyers over the last 10 years. I sent this home/lot at 1819 Wisteria Street to everyone in my database and received an offer later in the day. This charming spanish style home will most likely be torn down by the new owners to make way for a new one. The great thing about selling the home so quickly was that we didn't need to burden the sellers with constant showings. It worked out very well for them.

The mortgage pain is ongoing at the country’s No. 1 and 2 home-loan lenders, with financial results released Friday. Wells Fargo, which has the largest chunk of the refinance and purchase loan market, originated $36 billion of residential mortgages in the first quarter, down a whopping 67% from the year-earlier period.

Meanwhile, J.P.Morgan Chase’s first quarter originations hit $17 billion, down 68% from the year-earlier period.

This is all do to the small interest rate jump last year and higher home prices. What do you think might happen if interest rates start to rise 2%-3%? Housing is a huge part of our economy. It drive jobs from construction to furniture sales, appliances, to carpet and 100 other little things.

The number of buyers who signed contracts to acquire homes in Southwest Florida flattened out in February from the previous month, a signal that real estate sales may slow in the months ahead.

Real estate agents reported 1,532 new pending sales in Sarasota, Manatee and Charlotte counties during February. That was up a scant 0.3 percent from January, but perhaps more significantly, down nearly 3 percent from a year earlier.

That tracked the national trend, however. The number of Americans who signed to buy new homes fell in February for the eighth straight month.
